The Escalation Order — Memorize This

When you have a question, work this list in order:

1
Ask NotebookLM × Slacker first.
Open the notebook. Type your question. Get an answer cited to the source document. ~30 seconds. This handles 80% of your daily questions: MLS rules, NRS codes, contract clauses, disclosure timing, brokerage policy, scripts, compliance edge cases.
2
If Slacker can’t answer or the answer requires brokerage judgment → email [email protected].
This is the right path for deal-specific questions, contract red flags, escrow weirdness, compliance gray areas, anything you need a broker’s eyes on. Every contract goes here BEFORE client signatures regardless.
3
Aaron is for day-to-day operations, Showcase, and live deal walk-throughs.
📞 530-517-0012 — call him for things that need a real-time conversation. Don’t burn Aaron’s time on questions Slacker can answer.

Why this matters: Top producers solve their own problems first. Every “I’ll just ask Aaron” question that Slacker could have answered is time you stole from a deal Aaron’s working on for the team. Self-serve, then escalate.

What Slacker Knows

The Slacker notebook contains 42 foundational documents — every doc a Scofield Group agent needs to operate compliantly and confidently in Nevada real estate. Here’s what’s in there and what you can ask:

🏘️ 1. MLS Rules & Listing Compliance

LVR MLS rules, listing status definitions, Coming Soon compliance, days-on-market triggers, photo and remarks requirements, dual-agency disclosures, IDX rules, syndication rules.

Ask Slacker things like:

What's the maximum number of days a listing can stay in "Coming Soon" status under LVR MLS rules, and what triggers a violation? Cite the exact rule.
What are the LVR remarks rules — what can and can't appear in the public remarks vs. agent remarks of a listing? Cite the source.
When a listing goes Pending, what status changes are required and within what timeframe?

⚖️ 2. NRS Codes & Nevada Real Estate Law

Nevada Revised Statutes (NRS Chapter 645 — real estate licensure and conduct), agency relationships, license law, unlicensed assistant rules, advertising rules, fiduciary duties, recordkeeping requirements.

Ask Slacker things like:

Under NRS 645, what activities can an unlicensed assistant legally perform for a licensed agent in Nevada? What requires an active license? Cite the specific NRS section.
What does NRS say about how long a brokerage must retain transaction records, and what specifically must be retained?
Under Nevada law, what disclosures are required in real estate advertising — print, digital, social media? Cite NRS.

📄 3. Contracts — RPA, Addenda, Forms

Residential Purchase Agreement (RPA) every section, addenda (financing, inspection, appraisal, HOA, lead-based paint), Listing Agreement (Exclusive Right), counteroffers, cancellation forms, the Buyer Brokerage Compensation Addendum (Option A vs. Option B).

Ask Slacker things like:

What does the RPA say about the buyer's right to cancel during the due diligence period? Cite the exact section and any timing triggers.
Under Buyer Brokerage Compensation Option A, what exact dollar figures must be disclosed and where do they come from? Walk me through a $500,000 purchase example.
What's the timeline for an inspection contingency under the standard RPA, and what happens if the buyer doesn't respond by the deadline?

📋 4. Required Disclosures & Pre-Showing Compliance

Duties Owed (signed FIRST, every time), Pre-Showing Brokerage Disclosure & Agreement, Consumer Choice, Referral Fee Disclosure, SRPD, agency disclosures, lead-based paint, material defects.

Ask Slacker things like:

When must the Duties Owed by a Nevada Real Estate Licensee form be signed, and what's the fine for skipping or signing it out of order? Cite NRS.
In a dual agency situation, what disclosures must be signed by whom and in what order?
What's required on the Pre-Showing Brokerage Disclosure & Agreement, and what happens if I show a property without it on file?

🎯 5. SG Process, Scripts & Lead-Handling Playbook

The 2-minute rule, ALM (Appointment, Location, Motivation) framework, ZHL handoff via FUB, Ylopo AI Suite tags, Smart Lists, Cashcard objection scripts, Zillow Preferred process, Showcase positioning.

Ask Slacker things like:

Give me the exact ALM framework for a first connection call — what to ask in each section (Appointment, Location, Motivation) and the green lights that mean I should book the appointment on the call.
A buyer just said "I want to wait to see if rates drop." Give me the Cashcard response that the SG playbook teaches.
Walk me through the exact ZHL 3-way group text handoff in Follow Up Boss — who's added, what's the opening message, what role I play after.

How to Ask Slacker So You Get a Useful Answer

The difference between a useless answer and a deal-saving answer is how you ask. Four rules:

  1. Be specific. “What does the RPA say about EMD?” beats “Tell me about contracts.”
  2. Ask for citations when it matters. If you’re using an answer for compliance, a contract clause, or anything you’ll act on, ask Slacker to cite the source document so you can verify before you use it.
  3. Stack questions. After Slacker answers, follow up with the next layer: “And what happens if the buyer doesn’t respond by that deadline?”
  4. Pin the sources you trust. Click the pin icon on a key document to weight your answers toward it.

Two Bonus Slacker Features (When You Have Time)

🎧 Audio Overview — Drive-Time Training

Generate a 15-30 minute podcast-style AI conversation summarizing the whole notebook (or a topic you specify). Drive to your first appointment = training time.

How: Open Slacker → Studio panel (right side) → Audio Overview → Customize → tell it what to focus on → Generate. Takes 4-6 minutes. Listen in the car.

Best use: Re-listen monthly. Generate a new overview each time you onboard a new topic (Showcase week, BCT week, etc.) so your drive-time studies follow your week.

🎴 Flashcards — Memorize the Compliance Triggers

NotebookLM auto-builds quick-recall flashcards from any source. Use them for the rules you cannot afford to forget cold.

How: Open Slacker → Studio panel → Flashcards → Generate. Then drill 5 minutes a day.

Best use: Compliance triggers. Buyer Brokerage Comp Option A vs. B. NRS fines and deadlines. RPA contingency timeframes. Things you’ll get fined for getting wrong.

When NOT to Use Slacker

Slacker is your research assistant. It is not your broker. Escalate to [email protected] when:

  • The answer involves deal-specific judgment (“Is this counter reasonable in this market?”)
  • The answer requires reviewing the actual contract you’ve drafted (every contract goes to brokers@ before client signatures regardless)
  • You see a compliance red flag (“Listing agent wants to do X — is that allowed?”)
  • The other side or escrow does something weird (“Title company is asking for…”)
  • You’re not 100% sure the cited answer applies to your specific scenario

And call Aaron (530-517-0012) when:

  • You need a real-time conversation, not a written answer
  • It’s a day-to-day operations question (FUB, Showcase, Stars, Dotloop)
  • It’s an active showing/appointment situation

🎯 Goal

NotebookLM × Slacker is your first move on every research question. MLS rules, NRS codes, contract clauses, disclosure compliance, scripts — type it into Slacker, ask for the citation, verify. If Slacker can’t answer or judgment is required, escalate to [email protected]. Save Aaron for the real-time stuff. Self-serve first. Escalate second. That’s the model.
