Walk Through

  • The Buyer or Buyer’s representative must perform a walkthrough — or waive the walk-through.
  • The agent may NEVER perform a final walk-through on behalf of the buyer.
  • Scofield Group requires a signed Walk Through for any closed transaction. Period.

Possession

  • At Walk-Thru, ensure the buyer can take possession at close (unless a leaseback / tenant, etc.).
  • Homes must be free of personal effects and broom-clean unless negotiated.

Default / Mediation

  • Mediation Clause — FYI: when an EMD case is over $10K, it goes to arbitration.
  • Mediation is between Buyer and Seller — Brokers / Agents cannot speak at hearings. We only provide documents for our clients.

🎯 Why this matters

Walk-Through is non-negotiable: buyer or buyer’s rep, never the agent. Possession at close is the default. Mediation belongs to Buyer + Seller — we hand over documents.

Broom Swept Condition

Unless otherwise agreed in writing:

  • Property should be free of seller belongings
  • Home should be delivered broom-swept clean
