Personal Property

  • Lines 56–58: List all appliances NOT built in by type/name (e.g. “SS Samsung Fridge”). Do NOT put just “Fridge” — a seller can remove and replace. Minimum is color; best is brand and color.
  • DO NOT put “PER MLS” or “AS VIEWED” etc. Everything must be reduced to writing in contract law.

  • Multiple-offer situation = “Sellers Choice” to make a stronger offer. Have not had since 2021 market. Always put Dindy & Landmark.
  • If they just counter title/escrow, counter back — or they pay if only one thing countered. Many agents use the “title work started” line just to get their rep used; know that.

Close of Escrow

  • FHA = 30 days. Conventional = 30 days. If you put a specific date and counters take a week, you lose a week.
  • 45 days if you know there will be work financially or on the home.
