Dotloop Training

📖 1 min read

Section 1 of Phase 2. Phase 2 must be completed in order — Dotloop is first because every transaction touches it.

Dotloop is the platform every contract, addendum, and e-signature flows through. There are no exceptions: PDFs by email and locally stored files do not satisfy the audit trail. By the end of this section you must be able to independently create and send a contract package.

⚠️ Two-Stage Broker Workflow — Know the Difference

1. Pre-signing broker reviewExport the completed contract as a PDF and email it to [email protected]. Wait for broker approval. Then have the client sign.

2. Once in escrow (post-acceptance)Share the Loop directly through Dotloop so the broker has ongoing access to the file for compliance review.

Common mistake: Sharing the Loop with the broker before the client signs. That is not the SG broker review process. PDF email first, Loop share later in escrow.

🆕 NEW VIDEO — UPDATES TO DOTLOOP TEMPLATES

Watch this first — Dotloop template updates

Walkthrough of the most recent template updates. Watch BEFORE you start a new Loop so the templates you load are the current SG versions, not stale ones.

📺 Open in Loom (fullscreen, captions, share link)

What this update covers

  • The current SG-approved Dotloop templates (always pull from the SG shared templates folder, not your personal one)
  • Which templates have been updated and what changed
  • Where to find templates inside Dotloop and how to add them to a new Loop
  • What to do if you see an older version of a template in your Loop

Bottom line: Re-watch this video any time you’re starting a fresh Loop. Stale templates = compliance risk + extra rework when broker review catches it.

🎯 Goal

Be able to independently create and send a contract package — Loop created, participants added, documents organized, signatures routed, package complete. If you cannot do this after working through the resources above, ask in office before moving to the next section.

Note: Live contract review happens with Aaron in your orientation 1-on-1s — do not send Loops to the broker for review during training. Master the workflow here, then review your real deals with Aaron during orientation and post-go-live 1-on-1s.
