Congrats — you achieved an escrow. Send this email to all parties IMMEDIATELY to put everyone on notice with the contractual timelines.

Before you send
  • Use the date calculator at timeanddate.com/date/dateadd to compute Due Diligence, Appraisal, Loan, and COE dates — day 1 = the day the contract is executed
  • Include ALL parties: Title/Escrow, Lender, Inspector, Listing Agent
  • Replace every placeholder (address, names, dollar amounts, dates) before sending

After you send the email
  • Place each date in Google Calendar with a 2-day prior reminder — invite the client on the same calendar invites so you both stay on track
  • Call the Lender to push the appraisal order ASAP
  • Call the Inspector to get inspection scheduled ASAP — you are on the clock NOW
  • Email the Lender daily asking what is needed and where the file is — be the leaky wheel that gets oiled
Hard Rule — Keys

You can ONLY give keys once Title/Escrow has sent the email confirming the transaction is RECORDED. No verbal confirmation. No “they said it’s funded.” The recorded email is the only green light. (Unless negotiated differently and in writing.)
